Thank you for such timely information. My husband and I are currently in Setúbal looking for a condo to buy. Although I do trust my real estate agent, I will ask for a copy of the energy certificate and calculate the meters square to get an accurate size. It is nice to know that some items such as the condo docs, rules & regs, plus the budget are disclosed. I am looking forward to your next article.

Your comprehensive explanations had several new revelations that I was unaware of both now and prior to our renting an apartment on Madeira fourteen months ago. Fortunately, we have been lucky enough to have found an excellent and cooperative manager and property owner. Even though, prices are going up here in Funchal as well, we still feel our costs of living are roughly a third of what we paid in the US. We love Portugal and all that it comprises.
One must never close an entrance door walking out of an apartment without the key in hand. Doors are security doors and will lock behind you. Did this myself in an initial rental-expensive locksmith call. Installed a keypad lock on my purchased apartment and no longer have this issue. I really like WeLock!
